By accessing or using this website or booking a verification appointment, you agree to be bound by these Terms and Conditions. If you do not agree with these terms, you should not use this website or book a service.

ID1 Form Verification Online provides remote identity verification services for the purpose of completing HM Land Registry forms ID1, ID2, and ID5.
These services are provided by Umaad Sheikh Law Ltd (Company Number: 16590180), trading as Umaad Sheikh Solicitors, a firm of solicitors regulated in England and Wales.
The firm is authorised and regulated by the Solicitors Regulation Authority (SRA).
The service offered through this website is limited strictly to identity verification in accordance with HM Land Registry Practice Guide 67A.
The service does not include legal advice or representation in any property transaction unless separately agreed in writing.
2. Scope of the Service
The service provided through this website includes:
- Reviewing identity documentation
- Conducting a remote video identity verification

The service does not include:
- Legal advice
- Representation in property transactions
- Preparation or submission of Land Registry applications
- Verification of the legal validity of documents beyond confirming identity
The solicitor’s role is strictly limited to confirming that the identity documents presented appear to belong to the individual attending the verification appointment.
3. Remote Service and Document Delivery
All verification services are conducted remotely via secure video appointment.
Once verification is completed:
- The completed ID1, ID2, or ID5 form will be sent electronically by email only.
- No hard copies are printed or posted.
Clients are responsible for printing the form if a physical copy is required.
4. Use of the Website
You agree to use this website lawfully and in a manner that does not:
- violate any applicable laws or regulations
- infringe the rights of others
- attempt to misuse, disrupt, or interfere with the website or services
Fraudulent activity, misuse, or submission of false documentation may result in refusal of service.
5. User Responsibilities
By using this service, you confirm that:
- All information provided is accurate and complete
- You will not submit false, misleading, or fraudulent documentation
- You are at least 18 years old
- You will attend the scheduled video appointment
- Your identification documents are valid, current, and readable
You are responsible for ensuring that the documents you provide meet the requirements for remote identity verification.
For remote ID1 verification, only the following documents are typically accepted:
- Valid passport
- Biometric residence permit
- Biometric national identity card
UK driving licences cannot be used for remote ID1 verification in accordance with HM Land Registry guidance.
6. Payment and Fees
The fee for identity verification services will be clearly stated at the time of booking.
Payment must be made in full before the appointment takes place.
Payments are processed securely through the website’s payment provider.
Prices may be updated from time to time.
7. Failed or Incomplete Verification
Identity verification may be refused or cannot be completed where:
- identification documents are expired
- documents are illegible or unclear
- documents appear fraudulent or altered
- the identity of the individual cannot be reasonably confirmed
- the client fails to attend the scheduled appointment
- technical issues prevent the verification process
If verification cannot be completed due to invalid, incorrect, or unacceptable documentation, the form will not be signed or certified.
Where a new verification attempt is required, an additional administrative fee of £10 may be charged for issuing a new verification link.
8. Cancellations and Refunds
Refunds will generally not be provided where:
- the client fails to attend the scheduled appointment
- the client provides expired or unacceptable identification documents
- verification fails due to incorrect documentation
- cancellations occur less than 24 hours before the appointment
Refunds may be issued at our discretion in exceptional circumstances.
9. Limitation of Liability
The solicitor’s responsibility is limited to verifying identity for the purpose of completing the relevant Land Registry form.
We are not responsible for:
- the outcome of any Land Registry application
- errors in documents provided by the client
- delays or rejection by HM Land Registry
- how the verified form is subsequently used by the client or third parties
To the fullest extent permitted by law, liability is limited to the amount paid for the verification service.
10. Privacy and Data Protection
Personal data is processed in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
To carry out identity verification, we may use secure third-party verification providers such as Credas and video conferencing tools such as Zoom.

11. Third-Party Services
Parts of the service rely on secure third-party platforms including identity verification software and video meeting providers.
Use of these services is subject to their own terms and privacy policies.
We are not responsible for the operation of third-party platforms.
12. Intellectual Property
All content on this website, including text, branding, graphics, logos, and design elements, is the property of ID1 Form Verification Online and is protected by copyright and intellectual property laws.
Content may not be reproduced, copied, or distributed without permission.
